Here are the rest of the stats for 2009. Pendings were as of year-end. The number of properties pending between $1.0 and $1.5 million has increased since these stats were taken.

As of this morning there are 98 residential properties in the Key West market under contract out of a total of 1147 listed. There are 368 properties now priced below $500,000. Of the properties under contract, 66 of them are listed under $500,000. Although bank-owned and short sale properties are popular, some market rate listings have adjusted their pricing and are also selling.
