Understanding Grievances

Recently, I was appointed as Chairperson of the Key West Association of Realtor’s Grievance Committee.  As the Grievance Chairperson I am also a member of the Board of Directors.  I have held a position on the Grievance committee since 2011.  Our committee receives ethics complaints and arbitration requests to determine, if taken as true on their face, a hearing is to be warranted. The Grievance Committee makes only such preliminary evaluation as is necessary to make these decisions. While the Grievance Committee has meetings, it does not hold hearings, and it does not decide whether members have violated the Code of Ethics. The Grievance Committee does not mediate or arbitrate business disputes.  The committee forwards those complaints warranting a hearing on to the Professional Standards Committee. Of which, our very own Doug Mayberry previously served as chair.

For years I have volunteered within the community whether it be at my children’s school or various philanthropic organizations.  I look at my time on the Grievance Committee, and now as Chairperson, as an extension of my community service.  The REALTOR Code of Ethics is based on the concept of “let the public be served.”  I live by this every day.  I hold my personal and professional ethics to the highest standard and feel that now as Chairperson of the Grievance Committee I can continue to elevate the ethical standards of the REALTOR profession.  There is a trickledown effect that reaches the community as well.  Homebuyers and homeowners within the community are more aware of the ethical standards which REALTORS must uphold and expect the same.  For more information on the Realtor Grievance Committee and the Realtor Code of Ethics, please click here.

Market Update

As the graphs show, the Key West real estate market continued to improve in 2015.  The Old Town/Casa Marina area saw a 6% increase in median price and is about 15% below the peak of 2005.  Midtown and Newtown saw a 7% increase in median price but are still 50% below the 2005 peak.  The Lower Keys, after a price softening in 2014, saw the biggest gain with a 28% jump in 2015 putting the median price about 27% below the 2005 peak.

This may be a good time to invest in Midtown and Newtown properties.  Median prices increased rapidly in those areas the last time prices in the historic areas reached a level that was out of the range of some buyers.  The Lower Keys still have some great buys available.  The discerning buyer in Old Town and Casa Marina can find newly renovated and new construction as well as some amazing fixer-uppers with good bones.

The inventory levels are considerably lower than the early 2000’s and the number of buyers continues to increase.  Sellers that want to capitalize on this demand-heavy market would do well to get their properties listed with us soon.  Please contact us for a comprehensive evaluation of value and marketability or your property.
